On 18 June 2020 the First Minister confirmed that the Scottish Government was ready to move the country into Phase 2 of the route map out of Covid-19 ‘lockdown’.   This announcement was followed up on 23 June 2020 with new guidelines relating to the housing market that stated  "From 29 June 2020, all home moves are permitted, provided they can be carried out safely." 

The published Phase 2 changes for the property market include the resumption of physical viewing by potential buyers or tenants of properties for sale or lease.  Selling agents will be allowed to re-commence visits to properties, subject to restrictions designed to keep all parties safe, in order to provide a valuation and marketing advice and to record details of the property to enable them to prepare a Schedule of Particulars.

The changes in Phase 2 represent a significant and positive step for the property market in Scotland, enabling marketing of property, sales, purchases and new rentals, which had largely ground to a halt due to the restrictions, to resume.

Members of the public are allowed to leave their homes in order to move home and undertake activities in connection with the purchase, sale, letting or rental of a residential property including:

  • visiting estate or letting agents, developer sales offices or show homes
  • viewing a residential property to look for a property to buy or rent
  • preparing a residential property to move in
  • moving home or
  • visiting a residential property to undertake any activities required for the rental or sale of that property.

Throughout the pandemic, the Property Team at Stronachs has been fully operational, albeit working remotely, carrying out all permitted services.  As the country moves into the next phase, the team is ready to expand those services to include resuming physical valuations and marketing of ‘for sale’ and ‘for lease’ properties and to re-instate accompanied viewings for prospective purchasers and tenants. 

In the interests of the health and safety of all parties, an extensive review of the way these services are conducted has been carried out and all recommendations and guidelines observed in the way that those services will be delivered when permitted to do so.
